Abstract

The article analyzes the change made in the urban planning regulations in reference to the limitations and restrictions of buildability for tertiary use, among which are those for hotel use. While most of the Spanish Region in which the tourism sector represents
one of the strategic economic indicators have opted for a regulation that favors and encourages increases in buildability and endowment actions as necessary techniques to renew, revitalize and rejuvenate the plant hotelier of those known as mature tourist areas, the Valencian Community chooses to establish a numerical limitation of 2 floor meters /m2 ground. It is a numerical figure,
without apparent reasoning or explanation that greatly complicates the challenge of maintaining and improving its position as a successful tourist destination and international reference.
